Buying any house other than your starting house will then unlock the “Auction” tab on your in-game laptop. This tab allows you to list any house you own for sale! Well, except for your starting house. Your parents own that one in the game, after all.
Anyway, the Auction menu will let you choose any of your eligible houses to put up for sale, as well as list all of the costs associated with the house. It’ll also tell you how much profit you’ll get from a sale.
Now, you’ll only get one bid per auction at the start. You can either accept or refuse the bid, but refusing it will cost you some funds. Refusing too many bids can be extremely detrimental!
However, you can improve your chances by getting the Auction-related perks, which will unlock naturally as you flip more houses.
You can have up to three potential buyers per auction, and even increase how much they pay!
So, you should focus on gaining Auction experience by flipping houses frequently first. Don’t focus too much on making big profits until you get the perks, just focus on staying in the green and getting experience.
As for what does net the most profit, though, it seems expanding houses is your best bet. Adding new rooms usually yields the biggest profits!
