How To Make a Profit in House Flipper 2
Sell House Tab
New players might not be able to find this, but there is a tab where you can sell the house on the tablet. This will give you a list of a few sellers interested in your house and their offers, once you set the house for sale. Intuitively, you’ll want to base your builds on what higher-paying customers want.
Take note of what specific preferences your prospective buyer wants. The profit you make on a house can come down to furniture choices, architecture, and other furnishings.

Make More Bedrooms
Profit will also depend on the number of bedrooms and bathrooms you have. The more you can fit into a house will directly impact the selling power of your house. Players have reported doing similar layouts to a 10-room hotel and making 300K back in profit.
You can split large rooms into two smaller rooms with lintels (half walls). Note, however, that no evidence having more than 3 bedrooms or 3 bathrooms increases the price. What matters more is the total number of rooms.
Clean Everything
Someone who wants to buy a house will want to purchase a spotless one. Clean every room and the outside of the house and make it look presentable. Make sure your properties are in a good state of repair. This can make a huge difference in profits.
Aim For 10% Profit
Don’t waste your money furnishing cheap properties. Some rooms will look better plain and can still bring in a decent profit. Invest your money into properties with more selling potential.
On that note, don’t overspend on accessories. Other than toys for family and children’s rooms, accessories are more cosmetic than anything else, and won’t contribute to your profits in the long run.
Furnishings like rugs, plants, and pictures, however, appeal to some buyers so make sure to put those when appropriate.
Sell Things You Don’t Need
Sell radiators and plumbing systems if you don’t need them. Some properties will also have useless structures like windows and half walls that you can take down and sell to maximize the space and improve rooms.
Tag Rooms
Take the process room by room and make sure that each room is recognizable as what you intend it to be.
This means that if you’re making a room to turn into a kitchen, make sure the game recognizes that the room you’re working on is a kitchen.
This is important because the buyers in the game aren’t programmed to recognize “commercial” properties like hotels, offices, etcetera.
But if you have rooms tagged as “bedroom”, “kitchen” and “living room” you can fool buyers into thinking it’s a home. This will result in them paying more.

This guide is mainly for the furniture needed for each room. Normally, the room will be tagged appropriately according to the furniture inside, but if this does not immediately work for you, just exit and reenter the room.

Note that placing furniture in these rooms will fulfill other room requirements but does not change how the room is tagged. However, potential buyers will react as if you added another room to the property.
An example is if you place a bed in the garage, buyers will react like you added another bedroom.
Others
- Empty Room: Completely Empty. No furnishings or light switches or outlets.
- Room: Has something in it but doesn’t qualify as anything else
Keep in mind that these room requirements are based on the requirements in the first iteration of the game – so they might not be 100% accurate.
